The official November real estate market stats are in. Comparing November 2019 with the previous year, the median home sale price in Santa Clara County hasn’t budged; it remains at $1.25 million. However, that doesn’t provide the full picture.
INVENTORY DROPPING, HOMES SELL IN 1.3 MONTHS
The following is the full Santa Clara County Market Report by Sereno Group. You’ll notice that compared with last November, single-family homes are selling a bit faster, shortening from 1.8 months to 1.3 months. As we enter the holiday season, inventory is dropping yet median sales price and median list price are nearly equal.
SOME GOOD NEWS FOR SANTA CLARA COUNTY
According to Michelle Ronco, a Senior Product Marketing Manager at Aculist, Santa Clara County home prices have trended up since August. She reports a 3% uptick in appreciation.
